Our acquisition fee varies based on the property, its profitability and features. Before we release the address or connect you to the owner/rep, 50% of the fee is due upfront. The remaining 50% is due upon lease execution. If, for any reason, the deal does not go through, the initial payment will be credited toward a different property.
The acquisition fee, or ‘assignment fee,’ is included in the Entry Fee typically listed in the deal description. Currently, any discounts for arbitrage opportunities do not apply to property purchases. Both the entry fee and the overall ‘purchase price’ are negotiable.
Each listing includes a map showing the property’s location within a 3-mile radius. This allows operators to effectively run their numbers and identify comparable properties in the area before submitting payment. For assistance with running numbers without an address, please reach out to our team, and we’ll provide the necessary resources.
The number of deals you can pursue at any given time depends on how many acquisition fees you’ve paid. If you’ve paid 50% toward one deal, you’re eligible to move forward with that single deal. If you’re actively securing a property but want to pursue another simultaneously, you’ll need to pay the acquisition fee for the additional property. If you decide to move on from your original deal, just let us know and we’ll credit the amount you’ve already paid toward a new opportunity.
Yes, we’ve confirmed that these property owners are open to Airbnb and arbitrage (if renting), as well as creative financing solutions (if selling).
We work with a wide network of investors, management companies, and realtors to source and receive referred opportunities. Many of our deals come through referrals! When needed, or when entering a new market, we also conduct targeted cold outreach to uncover potential opportunities.
Our standard is to provide each operator with a minimum of three deals or to search for a total of 30 days; Whichever comes last. For example, if we find three opportunities within two weeks, we’ll continue searching until the full 30 days has passed. Conversely, if only two deals are found within 30 days, we’ll keep looking until the third opportunity is delivered.
To qualify for 50% off acquisition fees, you must maintain an active membership for at least two consecutive months. If you cancel after one month and return in the third month, the qualification period will reset.
We do not offer refunds. Instead, all payments are credited toward future opportunities. If a deal falls through or you choose not to proceed, the amount you paid will be transferred and applied to another property we assist you in finding.
